New home construction under way

Three new homes are being built along San Vicente Road, a possible signal that Ramona is rebounding from the housing downturn.
The homes, sandwiched between 12th Street and Barger Place, just northwest of Grace Community Church, are scheduled to be complete in October. Crews began constructing the homes in mid-July.
Two of the three homes in the so-called Trifecta Homes Project have already been sold, leaving one up for grabs, said Ramona Realtor Jeff Gan of ReMax Direct.
The San Diego-area, including Ramona, was one of the 13th hardest hit housing markets in the housing downturn, according to La Jolla-based real estate research firm, MDA DataQuick.
According to the latest report released from the U.S. Census Bureau, in conjunction with the U.S. Department of Housing and Urban Development, building permits issued for new homes in June were up 16.1 percent from a year earlier. The government agencies also reported that construction that began on new homes in June was up 10.4 percent from June 2012 and new homes that were completed last month were up 20.2 percent in the same year-over-year comparison. July figures are scheduled to be released Aug. 16.
Each home in the Trifecta Homes Project is being built on a roughly one-acre lot with either a Craftsman or Southern California Mission aesthetic, according to Poway-based homebuilder KirE Builders Inc. Plans call for each to range in size from 1,940 square feet to 2,190 square feet, and each will have four bedrooms and 2-and-a-half to 3-and-a-half bathrooms. Crews are also building three-car garages and covered patios for each home.
Of the two homes that have been sold, one was in the mid-$400,000 range and the other, high $400,000, according to KirE builders. The third is priced in the low $400,000 range.
